Tax base and fair market value ratio
The tax base is the official price multiplied by the fair market value ratio. For 2026, a household’s only home uses 43% up to KRW 300 million, 44% over KRW 300 million up to KRW 600 million, and 45% above KRW 600 million; other homes use 60%. Special reduced rates apply to a household’s only home priced at KRW 900 million or less.
| Tax base | Standard rate | Special rate for a household’s only home |
|---|---|---|
| Up to KRW 60 million | 0.1% | 0.05% |
| Over KRW 60 million, up to KRW 150 million | KRW 60,000 + 0.15% of the excess | KRW 30,000 + 0.1% of the excess |
| Over KRW 150 million, up to KRW 300 million | KRW 195,000 + 0.25% of the excess | KRW 120,000 + 0.2% of the excess |
| Over KRW 300 million | KRW 570,000 + 0.4% of the excess | KRW 420,000 + 0.35% of the excess |
Local education tax is 20% of the property tax, and the urban-area levy is 0.14% of the tax base. For a household’s only home with an official price of KRW 400 million, the tax base is KRW 176 million and the property tax is KRW 172,000.
What this calculator cannot apply
The tax-base increase cap and tax-burden cap, the regional resource facility tax, reductions for rental housing, disabled persons and others, home-count exceptions, apportionment of co-owned shares, property tax on other buildings and land, and the comprehensive real estate holding tax are not reflected. Rounding of won amounts may also differ from the actual tax bill.
